(It’s Easy Being) Green Building Tour

For almost ten years now, the advent of autumn and the sight of kids with backpacks heading back to school has also signaled another seasonal, annual event: the Build It Green! Home Tour. The BIG! Tour began in 2002, and since then has offered up a catalogue of green building examples. This year’s insider’s view of green home building and remodeling is Saturday, September 24, from 11 a.m. to 5 p.m.

Home Improvements That Qualify for $1500 Tax Credits

This is the year. If you’ve been sitting on home fixes, waiting for the right time, it’s 2010. Lucrative federal tax incentives are set to expire at the end of 2010, meaning these projects will never be more affordable. The government will cover 30% of the costs, in most cases, and investments in energy efficiency generally pay for themselves over time, since you’ll be paying for less wasted energy year after year. (Except where noted, taxpayers can qualify for no more than $1,500, regardless of the total cost of multiple qualifying projects were performed in 2009 and 2010.)

Portland Homes Seek Green Labels

September 10 (Sustainable Business Oregon) – Green homes, little more than a novelty just a decade ago, now account for nearly one in every four new homes sold in the Portland area.

In the year that ended April 30, 403 homes, or 23 percent of all new residences, were certified by the Portland-based Earth Advantage Institute or one of its rivals, according to figures based on data compiled by the Regional Multiple Listing Service.

Ann Griffin, Earth Advantage Institute’s sustainable community program manager
The Earth Advantage certification is the most popular in the Portland area, but is just one of several certification programs for single-family residences.

July 20 (Sunset) – The Sustainable Sites Initiative (SITES) is to landscapes what LEED certification is to building: an independent measure of environmental excellence and sustainability. The difference is that LEED certification is in place, while the SITES program is still under development. To make SITES a reality, more than 150 pilot projects—public, private, commercial, and residential—are being assessed worldwide. Two completed residential projects are in the Pacific Northwest, including this one, The Ash Creek house in Portland. The home itself has a LEED Platinum certification, and the surrounding garden shows what can be done when you put sustainability first.

Having recently received LEED for Homes Platinum Rehab certification, the Ash Creek house is quite possibly the greenest house in town. 99% of the waste generated during its remodel was either reused or recycled. The home features original refinished oak floors, an open floor plan, Energy Star appliances, Quartz countertops, non-toxic and FSC certified materials, tons of natural light, passive solar design, master suite on main with a Japanese soaking tub, large private deck, solar panels, ground source heat pump, heat recovery ventilator and so much more. This home integrates modern design, sustainable building practices, naturescaping and rainwater filtration to create a healthy habitat for people, fish & wildlife.

Ash Creek House on the Build it Green Tour!

On the Build it Green Tour this month is Portland’s very own Ash Creek House, Oregon’s first official USGBC certified LEED for Homes Platinum gut-rehab. In partnership with Green Restoration-Development, Paolo Design Group, Green Hammer Construction and DeSantis Landscapes, the remodel officially received Platinum certification during May 2009 and shortly thereafter won the 2009 ORA Outstanding Remodeling Achievement Award for Green Building Remodel.

The project involves a major green remodel of an existing 1957 daylight ranch in Southwest Portland, transforming a 3-bedroom, 2-bath dated and inefficient home into a 5-bedroom, 3-bath sustainable home within the existing footprint. The Energy Trust of Oregon recently gave the home the highest Energy Performance Score ever achieved estimating monthly utility bills at less than $70/mo.

Summary of Home Highlights:

· Photovoltaic solar panels generate 1/3 of the homes electricity and rolls excess energy back to the grid for a credit on the homeowner’s electric bill.
· Ultra-efficient ground source heat pump uses the constant temperature of the earth to cool the home in the summer and heat the home in the winter.
· Staggered stud, “double wall” advanced framing, and spray foam insulation help maximize energy efficiency.
· Salvaged materials, reclaimed wood, all new wood is FSC certified, Energy Star appliances, low flow fixtures, zero VOC finishes
· 99% of the waste generated from the remodel was either recycled or reused on site.
· All organic and native landscaping, rain garden, major creek restoration project and so much more!

When combining the recent LEED for Homes Platinum certification, rain garden, and creek restoration, this house serves as a unique opportunity for viewers to learn about sustainable design, construction, and how individually we all may improve the health of the environment. We hope to gain your interest in this project to further educate the community and find this beautiful healthy home a new owner.
